Here’s how it works:
Step 1: Finding Your Home Site and Financing
If their schedule permits, the evoDOMUS team can help you evaluate a property to determine whether it will work for your dream home.
If you plan to finance your home’s construction, the team suggests talking to a lender at this stage. If you don’t have a lender in mind, they can make recommendations.
Geotechnical and topographical surveys should also be performed at this stage.
Step 2: Site Visit, Assessment and Budgeting
Projects typically begin with a site visit. Someone from the evoDOMUS team will meet you at your home site to evaluate the project’s feasibility. You’ll also discuss your budget and your desires for your new home at this stage.
If you want to proceed, you’ll sign a design agreement and pay their retainer fee. The fee will depend on the size of the project and will be credited towards the purchase of the home. Typically, retainer fees range from $15,000-$25,000.
Step 3: Design Stage and Estimate
Next, the evoDOMUS team will conduct code and zoning research. Finally, the initial set of the home’s drawings will be put through their estimating department to get a rough cost estimate. This estimate also includes the cost of site preparation, foundation and crawl space or basement.
Step 4: Specifications and Details
If you’re happy with the estimated cost of the home and the home’s design, you’ll sign another contract and make another payment. This allows the team to proceed with drawing up the architectural details of the home and finding a local contractor to assist with part of your build.
At this point, you’ll come to the company's showroom to finalize your specifications, such as your:
• Wall colors
• Bathroom fixtures
• Flooring
• Appliances
• Built-in furniture (optional)
• HVAC system
• Door handles, and more
Once you’ve made these decisions, the final cost will be adjusted to reflect your choices.
Step 5: Permitting and Production
With all of the details nailed down, evoMODUS can start obtaining the necessary permits to build your home and start the building process in their facility.
While your home is being built in the facility, site work will begin at your property, such as excavation, site clearing, foundation, utility connections and more.
Step 6: Delivery and Finish
The final step is to deliver and assemble the modules. This is where your local contractor will come in to connect utility lines, finish the interior and install your HVAC system and appliances.
Generally, homes are ready for move-in 4-6 months after the foundation is set.
